Air conditioner PM performed for a vitamin store in Tulare, California. All components were inspected: coils, belts, dampers, motors, etc. Coils washed. Found the condenser fan motor on the #1 Carrier system rusted with oil on motor bottom. Motor functional but should be replaced before major heat load. Will recommend to customer.

Received request for repair services at a retail clothing store in the Monte Vista Shopping Center in Tulare CA. Complaint was that it felt stuffy on the sales floor. Performed survey and inspection. Found 7.5 ton Trane RTU not calling for cooling due to system is set for 2 stage cool with system economizing and zone sensor has reach it set point at 70°F. Also found T-stat had bad batteries, replace with truck stock. Adjust economizer, single stage cooling connections, verified operations, restored cooling, cycle heating, checked safeties, TR/TD, AMPS on motors, all within limits. System is both heating and cooling properly now.
